Location
Villa No. 39 occupies pride of place in Galle's historic 17th century UNESCO-certified colonial fort on Sri Lanka's south-western coast. The villa is set about 200 metres from the town's famous international test cricket stadium. The fort itself dates back over 400 years and a walk along its ramparts reveals the fascinating hybrid architecture of three colonial eras - Dutch abodes, British-era monuments, ochre-hued spice warehouses and interesting museums showcasing the fort's rich history. There are many restaurants and cafes within the fort and a selection of mesmerising beaches, tranquil lagoons and historic temples within the 15 kilometres area.

Cancellation Policy
If the Guest wishes to cancel a confirmed booking, written notice of cancellation must be sent to the manager. All cancellation notices received by the manager will be acknowledged in writing. It is strongly recommended that the Guest and all members of the Guest's party purchase trip cancellation insurance.
Cancellation of a booking includes but is not limited to:
* Cancellation of one or more days of a booking.
* An amendment of a booking so that none of the dates of the booking once amended fall within the same dates that originally constituted the booking.
* Failure of all Guests to provide the required documentation on arrival (eg. Passports or suitable identification).
* Attempt by the Guest, their party or visitors to hold an event at the Property in breach of these Terms and Conditions or breach of any rules applicable to the Guest's chosen Property.
In the event that the Guest cancels a confirmed booking, the following cancellation fees will generally apply:
* 20% of the total rental amount will be forfeited if the cancellation is made more than 60 days before the start of the rental period.
* 50% of the total rental amount will be forfeited if the cancellation is made between 30 and 60 days before the start of the rental period.
* 100% of the total rental amount will be forfeited if the cancellation is made between 1 and 29 days before the start of the rental period.
The applicable amount will be deducted from the deposit and moneys paid, and the manager will refund any remaining balance to the Guest.
Please note that these cancellation terms apply for regular booking periods. Special cancellation terms may apply for peak/high seasons and will be stated in the Property description, booking confirmation or reservation voucher. If the information in any of these is inconsistent, the most recently issued terms will prevail.
Payment Terms
Payment:
When the Guest makes a booking request, the Guest must make the appropriate deposit payment to the manager within 5 working days of availability confirmation. The following deposit payment must be received by the manager.
For rentals beginning more than 60 days after the date of the booking request - a deposit of 50% of the total rental amount is payable.
For rentals beginning 60 days or less after the date of the booking request - the total rental amount is payable as a deposit.
If the required deposit payment is not received within the 5 working day period, the manager reserves the right to void the Guest's booking request.
Where a 50% deposit applies to the booking, the Guest must pay the remaining 50% balance not less than 60 days before the scheduled arrival date.
All payments must be made in US Dollars, unless otherwise agreed with the manager, and must be made in accordance with the manager's payment instructions as set out in the Guest's booking confirmation.
If payments are not made on or before the due dates as required herein, the Owner or the Owner's Representative may cancel the booking, in which case this Rental Contract will be thereby terminated without any further notice required. Cancellation charges may apply as detailed below.
Security Deposit:
A security deposit may be payable directly to the Owner or Owner's Representative immediately upon arrival at the Property. However the Owner has the right to impose different requirements on a case by case basis. Access to the Property may be refused if security deposit is not paid in full. When the security deposit is required to be paid in cash, or when a non-standard security deposit applies, the manager will inform the Guest in advance of the amount payable and any other conditions.
The security deposit will normally be refunded at the end of the rental period, after deducting: all additional expenses incurred on the Guest's behalf (e.g. additional charges for goods, services and staff which have not been directly paid by the Guest, and telephone and internet charges, if applicable) and the cost of replacement or repair for any loss or damage to the Property or its surrounds or contents caused during the Rental Period. If this cost cannot be reasonably determined prior to the Guest's departure, the Owner or the Owner's Representative is entitled to withhold a reasonable estimate from the Guest's security deposit, and will return any balance to the Guest as soon as possible after the actual cost has been determined.

Striking Dutch-era furnishings, graceful archways, pillared verandas and soaring ceilings pay tribute to a nostalgic past while the deeply cushioned loungers, lavishly adorned beds and homely, modern facilities represent the comforts of the modern lifestyle. The friendly staff, including a talented cook, takes care of all the necessities at the house to ensure your holiday is relaxing and hassle-free.
The three bedrooms of villa No. 39 are spread across two floors, with the master room upstairs. All bedrooms offer both air conditioning and ceiling fans and feature modern ensuite bathrooms fitted with showers. The master bedroom opens through folding doors onto a terrazzo-floored galley. The second bedroom opens onto the lush garden while the third bedroom, located off the living room, overlooks the historic Lighthouse Street through wide folding windows. Despite their inner-fort location, all three atmospheric bedrooms are blessed with unique views.
The expansive, fan-cooled living area of villa No. 39 is fitted with custom-made furniture and antiques and reproductions that date to the Dutch-colonial era. The lounge is furnished with daybeds and antique rattan lounge chairs. Folding windows open onto a front veranda, allowing you to enjoy the activity of Lighthouse Street as you relax in comfort. The dining area is furnished with a three-metre teak table for ten. Beyond the dining area are twin doors onto a breezy L-shaped garden veranda. The first floor houses a tranquil reading room while the mezzanine lounge is furnished with two more cushioned daybeds, a 32-inch flat-screen TV with satellite channels and a DVD player.
